    Located in peaceful village in the stunning Rila mountains, just 30 minutes from Borovets, less than one hour from Sofia (60 km), 2 km from the spa town Sapareva Banya and 10 km from the emerging ski resort.The village is small, with a handful of shops and restaurants, but is nestled at the foot of the mountains and offers buyers a relaxing and secluded location. Home to the stunning Waterfalls, it is also famous for its singing grandmothers group that perform at national festivals throughout Bulgaria.
    Sapareva Banya the nearby town offers most amenities including shops, cafes, bars, restaurants, banks and regular public transport, as well as relaxing spa facilities.
    It is also close to Panichishte, a new skiing complex which will provide the area with 27 ski runs over 80 km and 14 alpine tracks.

    The property is a newly renovated alpine-style house occupying x 350sq m distributed between four floors – a basement, ground first and second floors.
    The flooring throughout is a mixture of terracotta tiles and modern laminate. The staircase is wooden with iron railings. The window frames are wooden and the walls are brick.

    First floor: The staircase leads you into another large second reception room with an open fireplace. On entering you are greeted by stunning views of the mountain range and the village below. The substantial balcony which runs across the front of the house, overlooking the garden and which has enough room for a dining table and seating is ideal for entertaining, bird watching or relaxing with a book. The reception room itself is a modern style open plan space with kitchen and dining room included. There is another large double bedroom adjoining this room.
    Second floor: The second floor boasts a further three bedrooms – two double and one single – and a family sized bathroom. The master bedroom and adjoining baby room has the luxury of its own private balcony from which you can enjoy the views of the mountains. When lying in the giant sized bath in the bathroom you can see across the plains to the neighbouring village and high into the mountains through the unique portal window – an impressive spectacle when relaxing after a day’s sightseeing or skiing.
    The wonderful 960sq m garden surrounds the property and includes a range of fruit tress. There is car parking space for three cars.

    This beautiful house is ideally positioned for those who want a unique adventure without the crowds. The dramatic mountain chains and deep valleys offer tourists some of the most exciting and varied opportunities for skiing, hiking, hunting and fishing.
    The sensational Seven Rila Lakes, a group of lakes of glacial origin, situated in the Rila Mountains (between 2,100 and 2,500 metres above sea level) are the most popular lakes in Bulgarian and easily accessible from Sapareva Banya. Imperious peaks and vast lakes provide novice and expert hikers with some of the most rewarding hikes in Europe.
    Sapareva Banya is known for its cool, clean mountain water and is famous for its unique geothermal mineral spring in the very centre of the town. Here you can find the hottest mineral water in all of continental Europe (103C), and the only active geyser in the Balkans spraying water high into the air.
    To the west is Borovets ski resort, the most established mountain resort in Bulgaria. Situated on the northern slopes of the Rila Mountain at an altitude of 1350 meters the resort enjoys a breathtaking location huddled amongst age-old pine woods right at the foot of Mount Musala (2925m) the highest peak on the Balkans. The Super Borovets project will transform the area and vastly expand the existing facilities (from 55km to 100km of ski routes).
    To the south east is the mesmerising Rila Monastery about 40 minutes drive from the house. The Monastery is the largest and most famous Eastern Orthodox monastery in Bulgaria. Founded in the 10 th century the Rila Monastery is regarded as one of Bulgaria’s most important cultural, historical and architectural monuments. It is traditionally thought that the monastery was founded by the hermit St John of Rila (Ivan Rilski), whose name it bears, during the rule of Tsar Peter 1 (927-968). Today the monastery is regarded as one of the foremost masterpieces of Bulgarian National Revival architecture. It is a national historical monument and a UNESCO World Heritage Site.
