Outdoor sports are playable all year round in this sheltered valley. The sports complex is planned to comprise two main buildings: a reception building, with restaurants, bars, shops, services and recreation rooms, and a sports building, with squash courts and badminton (two sports poorly represented in Bulgaria). The sports building will be set between tennis and volleyball courts, and English lawn bowls and French boules areas (probably unique). There will also be a swimming pool and a children playground.
The plot is close to the main Borovets-Kostenets road, connected directly by a track which will be asphalted. About 100 m north of the road is the Maritsa River, where grey mullet and barbell can be caught, as well as the ubiquitous trout. Borovets ski resort is 23 km away and that also has its own investment project: the Super Borovets project (to find more of it click here). Borovets is already a popular resort but this project will hugely expand the facilities available and will turn it into all year round destination. This of course gives the area all year round potential: golf in summer and skiing in winter. There are not many areas that offer such good prospects. The capital of Sofia is 80 km away by main road and easily accessible all year round. In Sofia is the largest international airport with all year round flights. Dolna Banya centre and all its top quality spa facilities is 4 km away. The mineral water here is renowned for its curative properties and due to the high temperatures, open air swimming pools are used all year round. The price is per sq m if bought as a whole plot.
